Negative gearing changes

Story pages

A man in his mid forties with a beard looking at a row of townhouses from the footpath
Meet Tom. He's 45 and thinking about buying an investment property.
A seesaw in a park tipped down on one side
Negative gearing is when an investment's costs, like interest, are more than its income, and the loss lowers other taxable income.
A new house frame under construction on a cleared block
From 1 July 2027, it's limited to new builds for residential property.
An older brick house with a well-kept garden and a gate closed behind it
Properties held before 7:30pm AEST on 12 May 2026 are exempt from the change.
A wheelbarrow of firewood stacked neatly under a lean-to for winter
For established homes bought after that, losses can only offset residential property income, including capital gains, and can be carried forward. They can't reduce tax on wages.
A man in his mid forties with a beard talking with a woman across a timber desk
This is law under the same Act as the CGT change. Tom gets advice before he buys.
